It is shocking at how dusty and dirty our ceilings can become, especially the kitchen ceiling. A fresh coat of flat white paint on a ceiling is a sure-fire way to brighten up any room. Ceiling painting requires a bit of upper body strength and stamina, plus the ability to look up for extended periods of time. We paint smooth ceilings and textured ceilings.
Typically painting popcorn ceilings takes longer than painting a smooth ceiling due to the waiting for the ceiling cut in to dry. When it comes to painting textured ceilings, we prefer to cut in the ceiling first, and then roll. This takes longer, however when you roll paint on the ceiling, it will often rain popcorn texture, and then your walking in it. It sticks to the bottom of your shoes and now your tracking it everywhere! So we like to cut in first, while the floor is still clean, and then roll.

Great Quality doesn't have to cost $100/gallon
The key takeaway here is that paint companies offer a wide range of products, each tailored to excel in different scenarios, and they are readily accessible in the 716. The only caveat here is our oil primers. We continue to rely on oil-based primer because of its proven effectiveness, especially when dealing with water stains, smoke damage, nicotine stains, and new plaster patches.

We still use dedicated oil based primers as we have had lackluster results with shellacs. However we have stopped using Sherwin's architectural coatings due to quality control issues on their end.

We try to make your walls look as smooth and flawless as possible prior to applying paint. We achieve this by pole sanding the walls and ceiling, hand sanding trim and doors, spot priming and caulking. Interior house painting is 70% prep, and 30% painting in most cases.

How much do you charge per square foot for interior painting?
The short answer is we dont bid by the square foot. That pricing structure is more for commercial painting and new home construction painting. I will explain why below.
One size, does not fit all
This question arises occasionally, and while the question is straightforward, the answer is somewhat complicated. Professional Painting Contractors who regularly work in occupied homes recognize the complexities involved vs working in an empty unfinished space. Unlike new home construction, where the risk of damaging the client's property is minimal (except for accidents), in residential re-paints, the liability begins as soon as our truck enters your driveway.
No two jobs are the same. For instance, say you have a 2,000 sq foot home, with 8' ceilings, you would like to have it painted. How much per square foot? We have a few questions that need answers:
1. Whats the floor situation? Carpet? Hardwood? Tile? Marble? subfloor?
2. Any wall or ceiling damage? Any major repairs in the last 2 years? Roof leak, plumbing leak? Stains? Pealing paint?
3. If we are painting the ceilings, are they smooth? Textured? Popcorn? Has the texture been painted?
4. Any wallpaper?
5. How much stuff is in the home?
6. What quality level of paint do you want? Top of the line ($100+ per gallon) or middle of the road ($50/gallon)?
7. How many doors need painting? What kind of doors are they? Befold doors with louvers? How many? What kind of shape are they in? 6 Panel doors? Real wood or masonite?
8. Are you a smoker? or was the previous owner a smoker? Nicotine stains from cigarettes often require priming in order to get latex paints to work properly with out bleed through or blistering.
9. Is there or was there a ventless gas heater / fireplace anywhere in the home?(soot)
10. Do we have easy access to the job site or do we have to park a mile away?
The Importance of an in-person Bid
Through our experience, we've determined that it's most effective to physically inspect the space in which we will be working. While we understand that scheduling conflicts may sometimes hinder a face-to-face meeting, we really need to see the space in question to give the most accurate quote.
Ultimately, that's the crux of the matter. Without a firsthand look at the project, every reputable painter will submit a higher blind bid as a precaution to cover potential uncertainties. While everyone claims to not hold contractors to a ballpark price, we all do. Its human nature. When we bid a job, we stick to the Contracted price unless you change the scope of the work, which would then require a Change Order
